By placing a booking, making payment, or accessing a storage unit, you agree to be bound by these terms. If you do not agree with any part of these conditions, you should not complete a reservation or use the service.

For the purposes of these terms, the phrases storage service, self storage, storage unit, and storage facilities may be used interchangeably to describe the same service. These terms are intended to create a clear and fair framework for both the customer and the provider, with a focus on safe use, lawful conduct, and responsible handling of goods.

Storage terms overview with booking and legal conditionsThe agreement is governed by the laws of England and Wales, and it is designed to operate alongside any mandatory rights you may have under consumer law. Nothing in these storage agreement terms is intended to remove rights that cannot lawfully be excluded.

1. Booking Process

To reserve a unit, you must provide accurate and complete information, including your name, billing details, contact details, and any other information reasonably required to open a customer account. A booking is not confirmed until it has been accepted by Eltham Storage and, where applicable, the required payment has been received.

Bookings may be made in advance or for immediate commencement, subject to availability. The storage provider may refuse a booking where there is a reasonable concern about identity, payment security, unlawful use, or the type of goods proposed for storage. A unit may only be used by the named customer unless alternative arrangements are agreed in writing.

The customer is responsible for checking that the selected unit is suitable for their needs before confirming the booking. This includes the size of the unit, access requirements, and any special conditions relating to the items to be stored. Any verbal statements made during the booking process will not override these written terms for Eltham self storage unless expressly confirmed in writing by an authorised representative.

2. Access, Use, and Customer Responsibilities

Access to the storage unit is granted only to authorised users. The customer must keep keys, access codes, passcodes, and any other security information secure at all times. If a code, key, or access device is lost, stolen, or shared with an unauthorised person, the customer must notify the provider promptly and may be charged for replacement, reprogramming, or related security measures.

Customers must use the unit carefully and in accordance with all safety instructions, site rules, and reasonable management directions. No item may be stored in a way that causes damage, nuisance, obstruction, contamination, or risk to persons or property. The customer must ensure that goods are properly packed, labelled where necessary, and suitable for a storage environment.

Eltham Storage does not inspect contents on delivery unless required to do so for safety, legal, or operational reasons. The customer must ensure that the storage unit terms are followed by anyone they allow to enter the facility, whether visitors, contractors, movers, or agents.

3. Payments and Charges

All fees must be paid in advance unless a different payment arrangement has been agreed in writing. Charges may include rent for the unit, deposits, administration fees, late payment fees, lock replacement fees, cleaning charges, disposal costs, or other reasonable service charges where applicable. The customer must ensure that payment details remain valid and that funds are available on the due date.

Invoices or payment notices may be issued electronically or by other reasonable means. If payment is not received on time, Eltham Storage may suspend access to the unit, refuse access, charge interest or late fees where permitted, and take any other action allowed by law or by these terms. Any grace period is provided at the provider’s discretion and does not waive the right to require timely payment in future.

Where payments are made by card, direct debit, bank transfer, or any other approved method, the customer authorises the provider to collect sums due under the agreement. If a payment is reversed, declined, or disputed without good reason, the customer remains liable for the outstanding balance and any reasonable costs incurred in recovering the debt. The self storage contract will continue until properly terminated in accordance with these terms.

4. Cancellations, Termination, and Notice

The customer may cancel a booking before the agreed start date, subject to any non-refundable administration charges that have been clearly disclosed at the time of booking. Once the unit has been made available or occupied, cancellation of the booking does not automatically end the storage agreement unless the required notice has been provided.

To end ongoing storage, the customer must give the notice period specified in the booking confirmation or account terms. The unit must be vacated by the end of the notice period, all items removed, and the space left clean and empty. Any goods left after termination may be treated as abandoned or subject to disposal or storage charges, as permitted by law and these terms.

If the customer breaches these terms, fails to pay amounts due, uses the unit unlawfully, or creates a safety risk, Eltham Storage may terminate the agreement immediately or on such notice as is reasonable in the circumstances. In serious cases, access may be restricted without prior notice where this is necessary to protect people, property, or compliance with legal duties.

5. Liability and Risk

The customer stores goods at their own risk, except to the extent that loss or damage is caused directly by the proven negligence or wilful default of Eltham Storage. Customers are strongly encouraged to arrange their own insurance cover for the full replacement value of stored items, and any insurance offered by a third party should be reviewed carefully by the customer before acceptance.

Eltham Storage will not be liable for loss or damage arising from matters outside its reasonable control, including fire, flood, theft, pest activity, weather events, power failures, industrial action, or actions of third parties, unless liability cannot lawfully be excluded. Nor will the provider be responsible for indirect or consequential losses such as loss of profit, loss of business opportunity, or emotional distress, except where required by law.

The customer must not store items of exceptional value, irreplaceable items, or goods requiring specialist environmental control unless prior written approval has been obtained. In all cases, the customer is responsible for ensuring that goods are adequately protected, insured, and declared if their nature creates a higher risk than ordinary domestic storage. Any limitation of liability in these storage service terms is subject to mandatory legal protections.

6. Waste, Prohibited Items, and Environmental Compliance

No waste, rubbish, or unwanted items may be left in a unit, common area, loading bay, or anywhere else on the premises unless the provider has expressly permitted it in writing. The customer must remove all packaging, pallets, and debris at the end of the hire period unless otherwise agreed.

Certain goods are prohibited from storage because they may be illegal, dangerous, harmful, or unsuitable for a shared storage environment. Prohibited items may include, without limitation, flammable materials, explosives, chemicals, toxic substances, biological waste, gas cylinders, stolen goods, perishable items, live animals, firearms, or any item the storage provider reasonably believes may create a hazard or breach the law.

The customer must not use the unit for disposal purposes or abandon items in a way that may amount to fly-tipping, unlawful dumping, or environmental harm. If any prohibited or waste item is identified, Eltham Storage may remove, secure, report, or dispose of it, and the customer will be liable for all reasonable associated costs, penalties, and losses. The customer acknowledges that Eltham storage rules are intended to support lawful and responsible use of the site.

7. Inspection, Relocation, and Emergency Action

Eltham Storage may inspect, open, move, isolate, or secure a unit where this is necessary to comply with law, prevent damage, respond to emergencies, carry out maintenance, or protect the safety of persons and property. Where reasonably practical, the customer will be notified in advance, but prior notice is not required where immediate action is needed.

If a unit is suspected of containing prohibited goods, leaking substances, infestation, or any item that presents a risk to the facility or to others, the provider may take appropriate steps to mitigate the issue. The customer must reimburse reasonable expenses incurred in dealing with such matters, including cleaning, removal, storage, repairs, pest treatment, or professional handling costs.

Governing law and final terms for a storage service agreementThe provider may also relocate items within the facility where operational needs require it, provided that reasonable care is taken. Any such action does not transfer ownership or responsibility for the goods and does not reduce the customer’s obligations under the agreement. These powers exist to maintain a safe and lawful self storage service for all users.

8. Default, Abandonment, and Disposal

If the customer fails to pay amounts owed, fails to vacate the unit, or otherwise breaches the agreement, Eltham Storage may exercise any rights available under the contract and under law. This may include refusing further access, charging reasonable storage continuation fees, seeking recovery of debt, and issuing notices before removal or disposal of goods where permitted.

Goods left in a unit after termination or after the customer has ceased to use the service may be treated as abandoned if the provider is unable to contact the customer or if the customer has not removed the items within the required period. Before disposal, the provider will usually take reasonable steps to notify the customer, but no guarantee is made that goods will be retained indefinitely.

Any proceeds from sale or disposal, if lawfully obtained, may be applied first to outstanding sums, including storage charges, enforcement costs, and disposal expenses. Any balance will be handled in accordance with applicable law. The customer remains responsible for all amounts due until the account is settled in full.

9. Governing Law and General Provisions

These terms and any dispute or claim arising from them shall be governed by the laws of England and Wales. The courts of England and Wales shall have exclusive jurisdiction, except where consumer law requires otherwise. If any provision of these terms is found to be invalid or unenforceable, the remaining provisions will continue in full force.

No failure or delay by Eltham Storage in exercising any right under these terms shall operate as a waiver of that right. Any waiver must be given in writing and will apply only to the specific circumstance described. Headings are for convenience only and do not affect interpretation.

The agreement forms the entire understanding between the parties regarding the storage service and supersedes any prior representations or discussions, except where a statement has been expressly incorporated in writing. By using the service, the customer confirms that they have read, understood, and accepted the conditions applying to the Eltham storage agreement.
